THE CHALLENGE
CBI was engaged by the Town of Weston Permanent Building Committee to review and prepare an existing conditions feasibility study for the Brook School Apartments, a complex of former school buildings (Buildings A, B and C) on the National Register of Historic Places. The study focused on building envelope repairs and replacements including roofing, masonry, flashing and trim, and windows.
CBI’S SOLUTION
CBI provided options and recommendations with cost estimates to extend the lives of the three buildings, reduce maintenance costs, as well as provide better energy efficiency, comfort for the tenants, and that offered historically-sensitive solutions.
During design, CBI regularly met with the Elderly Housing Committee to discuss their needs, and with the Weston Historical Commission to discuss historical details. The Permanent Building Committee approved the work, and CBI assisted with Bidding and provided Construction Administration services. The roof work included a new slate roof on Building A, a new asphalt roof on Building B, and a new PVC roof on Building C. All windows were replaced with light commercial fiberglass windows that met stringent operability and emergency egress requirements, and Building A was completely re-pointed and through-wall flashing replaced. The work was completed on schedule and under budget.
Subsequent to the building envelope work, CBI provided additional services to design the replacement of eleven exterior aluminum doors with historic aluminum-clad commercial wood doors, sidelites and transom panels.
