THE CHALLENGE

Observe the condition of the exterior face of the north elevation to determine sources of water infiltration and provide design services for repairs.  The East Walpole Fire Station recently received exterior envelope repairs consisting of masonry pointing, window replacements and roofing replacement. 

CBI’S SOLUTION

During the review of the masonry conditions of the north elevation CBI observed holes and cracked mortar joints.  Along the north elevation are horizontal brick bands projecting the vertical face of the wall.  The projected brick bands had open or failed mortar joints which were not addressed during the masonry pointing repairs, a condition which allowed water to migrate directly into the masonry wall construction.

CBI also observed various locations where the perimeter sealant of the replacement windows had holes, which also contributed to the water infiltration.  Repairs included sealant replacement and masonry pointing in areas where water was entering the system.
