THE CHALLENGE
CBI was engaged to evaluate leakage conditions at the Lynn Police Department building to determine the source of water infiltration and provide architectural and engineering design services for waterproofing repairs.
CBI’S SOLUTION
It was observed that the fabric coated copper and through wall flashing had been placed dry on top of the stainless steel roof counterflashing and did not penetrate through the wall to the exterior face of the brick. This method of installation allowed water collected by the flashing to enter back under the edge of the flashing or leak through failed or poorly sealed joints. Leakage from both sources was then free to enter the building.
CBI recommended and oversaw the replacement of poorly installed flashing and provided contract administration through the repair work. In addition, CBI evaluated various roof leaks and recommended repairs.
